Arizona Home Inspector’s Professional Liability Requirements

 

As we understand, the Arizona Board of Technical Registration (www.azbtr.gov) requires home inspectors to provide proof of professional liability insurance or a surety bond in order to maintain their license.  The insurance must have a minimum limit of $100,000 per occurrence, $200,000 aggregate or the bond must be in the amount of $25,000.

Professional liability insurance is the proper insurance to protect a home inspector for claims arising from performing professional services in a negligent manner or failing to exercise ordinary care under the circumstances or failing to act as an ordinarily prudent person would have acted.

An additional coverage that might be beneficial for home inspectors, not required by the AZBTR, is commercial general liability.  General liability insurance also offers important protection for your operations not involving professional services.  Within this type of coverage, there is protection for bodily injury or property damage caused to a third party, while in the course of operating your business.  Although this coverage is not a license requirement for Arizona home inspectors, it is important to consider due to the fact that bodily injury and property damage is excluded from professional liability policies.
